The hardest day in a property’s life is its first. An opening is where years of design, development, financing, construction, and pre-opening (hiring, training, systems, licensing, and marketing) all have to converge on a single date — and where a strong feasibility case is either delivered on or quietly lost. The approach
Openings are won or lost in the final eighteen months before them. We sequence the critical path — hiring, IT systems deployment, licensing, and marketing — against an opening calendar we have run before, so the property ramps instead of stumbles.
We work backward from opening day. Every long-lead item, every dependency, every license, system, and class of new hire is placed on a single timeline and managed to it — through soft openings, dry runs, and mock gaming — so that when the doors open, the building, the team, and the systems are all ready at once. Then we stay through the ramp, because opening strong and stabilizing are two different jobs.
What pre-opening & ramp-up determines
