Once the feasibility case is made, design and development is where the numbers become a building — and where decisions made on the drawing board quietly set operating costs and revenue capacity for the next thirty years. Benchmark reviews casino-resort program and design for one thing above all: how the property will actually operate once it opens.

A floor plan is a financial document. Every adjacency, sightline, back-of-house corridor, and square foot either earns its keep or quietly costs money for decades. Our role is to catch the decisions that are inexpensive to change now and ruinously expensive to change after the concrete is poured — so the property that gets built is the property that was underwritten.

Great design can only take a property so far. So we stay at the table through every phase — concept and schematic design, detailed design, and construction documents — always asking how each department has to execute and how the building can help it execute better. Vertical circulation, the cage, the front desk, housekeeping, food and beverage, and the public areas are all shaped around the way those teams actually work. When the back of house is designed to serve the front of house, the result is the effortless, elevated guest experience people remember — and return for.

What design & development determines

A design review done right answers the questions a rendering never will:

  • Whether every square foot earns its place — revenue-generating space versus space that only adds cost
  • What the property will cost to operate over its life, not just what it costs to build
  • Which decisions are cheap to change now and prohibitively expensive to change after construction
  • Whether staff and guests can move efficiently — adjacencies, back-of-house flow, and sightlines
  • Whether systems, infrastructure, and phasing will support both opening day and future growth
