Every casino-resort project begins with a single, expensive question: should this be built at all — and if so, at what scale? The feasibility study is where that question is answered, and where a project is either financed on credible evidence or launched on hope. Benchmark produces the market, feasibility, and economic-impact studies that a financing committee, a board, and a government awarding body will actually believe.

Most feasibility work is built by analysts who have never run the property they are modeling. That is where optimistic spreadsheets come from — demand that never materializes, ramp curves that ignore how a floor actually fills, and operating margins that look nothing like the P&L once the doors open. We come at it the other way around: as operators who have run these properties, we build the case from operating reality, so the numbers hold up twice — in front of the bank, and again on the floor.

The approach

We model the property the way it will actually trade. Every projection is built from operating reality — comp-set behavior we have competed against, gaming win we have booked, and ramp curves we have lived — so the feasibility case survives the financing committee and the floor.

A feasibility study is not one number; it is a chain of assumptions, and the whole case is only as strong as its weakest link. We pressure-test demand, gaming position, capital structure, and operating economics against one another and against real comparable properties, so a soft assumption is caught in the model rather than discovered after the money is spent.

And because we stay through design, opening, and operations, our feasibility work is written by the same people who will later have to deliver against it. That accountability changes how a study is built: we are not handing you a rosy case and walking away — we are underwriting a property we would be willing to open ourselves.
